Lovell FHCC B134 CLC Renovation
Project Overview
This project involved the complete renovation of the Community Living Center (CLC) on the third floor of Building 134 at the James A. Lovell FHCC in North Chicago, IL. The renovation expanded current CLC facilities by adding space for 12 additional resident suites, bathing suites, kitchen, dining room, family room/den, bathrooms, office spaces, laundry room, IT closets, nurses stations, and utility and maintenance rooms.
The project was performed under a Joint Venture between ONeill Contractors, Inc. and Richard Group. Richard Group provided QC Managment and Infection Control Barriers. ONeill performed the Project Management and Site Supervision and Safety Management, and self-performed the following:
Exterior Window Tinting, Metal Window Casings/Trim, Roofing Demolition and Installation, Concrete, Structural Masonry Restoration, Site Protection, Temporary Structures/Facilities, Fall Protection systems for all trades, and Landscaping.

Scope Specifics
Disconnect, make-safe, and demolition of existing medical gas, electrical, plumbing, and mechanical systems.
Demolition of existing ceramic black and tile walls, plaster ceilings, doors, cabinetry, flooring, protective wall coverings, and various fixtures.
Removal of structural concrete floor slabs and concrete roof deck.
Temporary shoring and support for structural reinforcement around expanded openings in concrete roof and floor slabs.
Framing and installation of fire rated walls (drywall and CMU), ceilings, soffits, utility closets, IT rooms, and duct chases.
Fireproofing, fire stopping, thermal insulation (roof and walls), thermal barriers, and soundproofing.
Redesign, fabrication, and installation of Air Handling Unit to meet all airflow, temperature, pressure, and humidity needs of all floors of the building - included all duct work, hydronic piping, electrical, and automated controls.
Installation of new and relocation of existing cable trays, redesign and installation of new electrical panel boards and breakers; integration and tie-in to existing IT infrastructure including redesign of IT room to meet updated VA requirements.
Installation of resident tracking management system - integrated into perimeter security system, automatic door locks, and fire alarm system. Installation of fire protection sprinkler system, fire detection, and mass notification system.
Installation of conduit and cable for lighting, IT/data, telecommunications, video, push plates, auto operators, occupant sensing climate control, zone lighting, and patient lift systems.
Installation of custom flooring, ceramic floor and wall tile, decorative mosaic tile, epoxy floor coating, and carpeting.
Installation of wall protection panels, corner guards, crash rails, and edge guard system.
Installation of custom cabinetry, pass-through medicine cabinets, window shades, doors, and hardware.
Plumbing fixtures and finishes including ADA compliant grab bars, sinks, faucets, shower heads, toilets, and shower stalls.
